Site & scheme appraisal
We start with the site, the brief and the numbers.
Within days of a no-obligation enquiry, we issue a turnkey delivery plan: indicative cost, programme, modular feasibility, and risk register. You can decide whether to proceed before any commitment.
Design freeze
Modular discipline starts at the drawing board.
We work through design with you, your architect and planner, locking modular geometry early so the factory can begin precision-cut production while site enabling works run in parallel.
Factory production
Modules are built in a controlled environment.
Structural steel framing, MEP first fix, joinery, plumbing, electrics, finishes and FF&E are all installed in the factory. Quality is QA-checked module-by-module before release.
Fit-out & test
Every module leaves the factory complete.
Each module is fully fitted, water-tested, electrically commissioned and snagged before transport. By the time it arrives on site, it's a finished room.
Site assembly
On site, a crane and a small team.
Modules are craned into position, locked together, weatherproofed and connected to services. On-site activity is reduced by up to 80% — fewer trades, fewer incidents, less disruption.
Handover
Finished building, ready for operator.
Final commissioning, building control sign-off and handover. Operators get a building that's ready to open — no extended snag period eating into trading days.
